Sugar Beach Villa is a one-of-a-kind private estate on the island of Little Exuma that features and is built within the island’s natural riches, making it the crown jewel of Exuma’s stunning coastline for many years.
This sprawling estate includes a main house and two guest cottages, offering a total of six bedrooms and six bathrooms, making it the perfect vacation rental for up to 13 guests. The main house features a large master bedroom with 180-degree ocean views, private decks right off of the pool, and three additional ensuite bedrooms on the pool level. The great room, dining room, and kitchen are on the breezy second floor, where you can enjoy views of Turtle Cay, Pidgeon Cay, and more.
As you step inside, you will be greeted by luxurious amenities and panoramic views of the crystal blue ocean. This estate boasts a lagoon-style private pool, a 12-person jacuzzi, and wrap-around decks that provide sparkling ocean views and easy lounging from morning until night. The compound also houses Dream Cove Cottage, a romantic and airy living space featuring a full kitchen, bath, and living area off the Sugar Beach pool with its own ocean-view deck. It is the perfect spot for quiet privacy while still being steps away from the pool, beach, and gathering areas.
Casuarina Cottage is an exquisite Master Suite with stunning ocean views, a private dining area, and a beautiful his-and-hers bathroom featuring a dual shower, king bed, bar, and refrigerator. Both cottages offer wrap-around decks that lead to sunset decks and outdoor gym areas.
The separate dining cottage is the perfect place to enjoy lunch or a chef’s dinner while nestled in the palms. The dining cottage can comfortably seat 16 people and is located adjacent to the Chef’s Kitchen House, perfect for meal preparation by Sugar Beach Villa’s private chef or for you to gather with loved ones while you prepare your favorite food.
Kayaks and snorkeling equipment are available to explore the infamous Tropic of Cancer Beach. Exuma is world-famous for bone fishing and offers incredible challenges for spear and deep-sea fishing. You can even dive for conch or lobster right in front of the villa’s reef. Exuma is also known for its private islands, friendly stingrays at Chat n Chill bar on Stocking Island, and Hoopers Bay offers feeding and swimming with turtles. This house is incredible in all ways. Beautiful grounds, great views and access to the ocean. The house is perfect for our adult kids to spread out but has a separate large kitchen to prepare food and then a huge, oversized table to enjoy our evening dinners together. The bedrooms were great and set apart which allowed for privacy. The house was within easy walk of the Tropic of Cancer beach. We had a great time there renting jetskis and enjoying a gorgeous beach. Santana's was great for a takeout. The house manager, Kim, and her husband, Andrew, made an incredible dinner one night and were so fun to talk to. Kim was available to answer any questions. It was a bit of a ride to the area but well worth it as it was very quiet and private on Little Exuma. Overall, I would highly recommend. It was a wonderful trip.
Beautiful property on gorgeous beach. Great for families with older children, room to spread out. Manager was very responsive to questions and workings in the house. It is located on a remote part of the island but the beauty and settings are exceptional.
Sugar Beach Villa was nothing short of spectacular! In lieu of describing the beauty of this extravagant villa, I must convey that which pictures cannot. The conscientious concern of Liz & Rachel during the pre-visit communications was unrivaled. However, the most pleasant of surprises was Ms. Kim. Upon arrival we acknowledged her as the caretaker of the property, but very quickly came to the realization that she was destined to be our personal caregiver for the remainder of the week. Not only is she a kind soul with a servants heart, but also magical in creating all things including memories. During the entirety of our stay Ms. Kim progressed from caregiver to ambassador and finally to a cherished friend. Although we dined at three great restaurants nearby the Villa (Tropical Breeze, Blu & Santanas), our best meals were prepared with love by Ms. Kim and her husband Anthony. The service did not end there, it was very apparent that Ms Kim’s positive passion influences all whom come in contact with her. Denise does a wonderful job of keeping the place in order, and the two boat captains and mate (Jeremy, EJ & Gino), all demonstrated the same caring qualities. A boat excursion on the private Sugar Beach Villa 35’ Everglades provided us with two of our favorite days of the visit. Please do not forsake this extravagant and affordable privilege. Two notes; The potholes are a minor inconvenience. During our stay we did not encounter any mosquitoes, noseeums, flies or sugar ants.
Wonderful location and estate for 3 generation , 11 people sun sea and sand Christmas. The Sugar Beach Villa was exactly as described in the information provided. Lots of space to hang out together or find a quiet place in the breeze and sun to relax and read. The large stand alone “chat and chill” kitchen was perfect for the family team cooking for dinners and walk- in “brunch” spot for breakfast early and late risers. The large pool was wonderful for the younger children’s fun time when they had tired of the beach and waves, adventuring through the extensive trails and pathways to the beach. The older ones took to kayaking and paddle board adventures to the coral reef, islands and Tropic of Cancer beach.Thank you Kim and Alex for being “Chefs” for two wonderful dinners !Getting around the island was easier than expected and shopping for supplies was not too difficult, we ordered the first batch on line at The Exuma market and it was delivered waiting for us when we arrived. For the rest we visited the stores and Prime meat as we explored some of the island.The Sugar beach Villa was a great location, easy walk to tropic of cancer beach, few minutes drive to Mum’s bakery for bread and rum cake.
Great home and space for a big group. Our kids of all ages enjoyed themselves from the pool to the beach. Everything is spread out, but close enough for people to enjoy their space but also spend time together. Definitely recommend a 4 wheel drive or a car that’s solid off road. This is off the beaten path for sure. 10/10 would recommend!
My husband and I were sitting in a bar in Key West when we booked SBV. We were looking for a destination for our kids’ fall break. We never expected the beautiful experience that we were about to embark on at SBV! From the time we booked, there was consistent communication and assistance with anything we needed along the way. Someone was always available! SBV is an expansive beachfront property with immaculate amenities. The online photos don’t do it justice. The owner puts great thought and her own personal touch into the design and decor. The property manager helped us get with so many things and also was the most fabulous cook (along with her aunt) for our family. We rented the boat, used the kayaks, basked in the sun at the beach and the pool. SBV offered the ultimate relaxing experience. It is absolutely beautiful and the people that surround it create the most unimaginable experience! We left SBV with memories we will always cherish and new friends that we hope will continue to be a part of our lives forever!

My husband and I stayed here for a long weekend and wow. This place is as incredible as the photos show! The place is huge and can hold all kinds of family and friends if you make it a large gathering. We got conch fritters from Club Arawak and they were INSANELY good! It was right down the road. The only downside is the roads that are filled with basically craters. But that didn’t keep us from booking the place as we knew before hand! We booked our own car through Exuma Connect and it was a breeze. They met us at the airport. Make sure you stop and get everything you need from the grocery store beforehand cause that is not an easy trip for butter forgotten! We enjoyed the complete privacy at the pool and the hot tub was so hot and perfect! There’s a large speaker in the main house that sounds SO good and gets so loud to enjoy being by the pool or ocean. Our main goal was to just spend time with each other and enjoy the intimacy of each other and the ocean and this house did not disappoint at all. We found a gorgeous stone in the ocean that I plan on making into a bolo tie that my husband and I can share between us to always remember what an amazing trip this was. The last day we realized scorpions were around and saw a baby one so make sure you wear shoes on your walk too and from the beach Kim was helpful for any questions we had! The sheets and bed were so soft too 20/10. Will never forget this stunning place or memories made there
This property is truly special and one of a kind. It was perfect for our family, with tons of privacy when needed, and a variety of communal spaces. The beach and water was beyond stunning and pristine - it didn't seem real! Kim was amazing, cooking for us most nights (there's not a ton of things close by, so good to prepare food and chefs in advance). Overall a wonderful stay.
Our family came and spent a week here. We truly enjoyed every minute of it. We spent the days kayaking and observing sea turtles and sting rays that swam right up! Kim was accommodating and made sure our stay was stress-free. Thanks again, and we are looking forward to returning soon.
Our property manager Kim went above and beyond to ensure that we had everything we needed during our stay. The concierge service, Kim specifically, is what made this booking exceptional. Every VRBO should have a Kim!
This was perfect for our group. Plenty of room for us to be together in the main house for time together but plenty of room for us to spread out and have our own downtime as well. The water and beach were perfect! The older kids and adults spent plenty of time in the water swimming, kayaking, and snorkeling nearby. The water was gentle enough for us to wade in with a 7-month-old and the 6-year-old loved splashing in the waves. Kim cooked us several fabulous meals! Even some of my picky eaters were raving about the food. I highly recommend the lobster and BBQ ribs and chicken. If we needed anything during our stay, she took care of it. Lucky , the property dog, was everyone's favorite.
Mixed feelings about stay.The cottage building smelled of smoke and was uninhabitable for several guests. Later found an empty cigarette pack nearby. Water was not available twice during the stay for a total of about 16 hours, first due to faulty pump equipment, then due to a toilet flapper (connected via a thin string) left in open position. I learned later that a similar event happened to another guest, confirming that the owner knew of this and did not repair the pump. Several things did not work: a garbage disposal, ceiling fan, and a dishwasher, for example. Kayaks were on site with insufficient number of paddles and no life vests. The site advertised an outdoor gym on premises which was a lie: no gym existed. In general, the property is in the early stages of disrepair and has not had sufficient maintenance and attention. With all these issues, there was no offer from the owner to refund money (I didn't ask, but a refund of perhaps a day's rental should have been offered).Conversely, the owner was very timely to my complaints of no water and took quick actions to rectify including providing a water truck to refill the tank and bringing bottled water. The location of the property was magnificent. Finally, two people "came with" the property: Kim and Alex who were beyond attentive and helpful.In sum, the villa was worth about 2/3 of the actual cost. I wouldn't return. Kim and Alex saved the stay.
